Real estate in your market area is affected by influences outside of your own region. When I read this article, The Jobs Report: ‘Never Mind’ , by James Picerno, it made me think of our reports. Why not make them subject to Revision? If the Federal Government can change the August Jobs report based on new information, and Economist revise their projections; Why not make the appraisal report amendable?
In the world of appraisal, the retrospective report is often the easiest. With an effective date in August of this year, it would be much easier to write an accurate report than one with a current effective date. There are lots of pending sales, expired and canceled listings in larger numbers and price reductions that might make our value estimate seem inaccurate, even out of date, no matter how recent our closed sales are.
